5 Real Estate Tricks to Help You Sell Your Home

cookiesExperts say that May is the best month to sell your home. Families are looking to move because the school year is almost over, curb appeal is enhanced (thanks to Mother Nature), and many potential buyers have extra cash in their pocket from tax returns. To take advantage of the hot sellers’ market, consider these five tricks to sell your home:

  1. Sweeten the Deal – Who doesn’t love walking into a home that smells like grandma’s chocolate chip cookies? Bake a batch of cookies an hour before the house is going to be shown so the smell lingers in the air. (Earn additional brownie points by leaving the cookies out for a snack.)
  2. Light It Up – Walking into a well-lit home will help the potential buyers see what their home may look like if they lived there. Using lamps instead of overhead lights can help calm people’s nerves and help them feel comfortable.
  3. Keep It Fresh – If it’s a beautiful day, crack several windows to let fresh air in. This will help circulate the air and take the fresh-baked cookie smell that much farther. Plus, fresh air is really good for the body!
  4. Set the Tone – For many people, listening to music is a relaxing way to de-stress from their day. We suggest playing instrumental music at a low-volume level.
  5. Clean It Up – Before your potential buyer arrives, vacuum one more time and wipe down the kitchen countertops. A clean home shows people that you take good care of your home. (Additionally, you can stage your home to increase your home’s selling value!)

These tips are great tricks to help sell your home. But, you also need to call the professionals! Whether you are a buyer, seller, investor, or developer, The Premier Group can help. Contact us today!

Freshen Up Your Listings with Flowers

Spring may officially be starting on March 20th, but winter has been hanging around like an unwelcome houseguest here in the Woodstock area. A little greenery is just what we’ve been craving here at The Premier Group, and there’s no better way to add that to your real estate listings than with fresh flowers!

Fresh flowers aren’t just beautiful. They create a welcoming environment, add interest and create conversation, and of course, make the room smell lovely and inviting. They’re especially good in the entryway but can work in almost any room. Here are a couple of tricks to make the most of greenery in your listings.

First of all, colors are important when considering flowers. Bright colors such as citrusy yellows and oranges will liven up a space and make guests feel energized, which makes them great for an entryway, living room, or dining room. Save the softer tone of blues and lavenders for bedrooms to give these rooms an air of tranquility.

Remember not to overwhelm the space. Just like with holiday decorations, you want flowers to be a charming accent that compliments the property, not the only thing potential buyers remember. All flowers are not created equal!  Make sure the plants you select are fresh and healthy. It may be in your best interest to purchase professional arrangements from a local florist. They can design arrangements to enhance the listing, and professional arrangements often last longer than grocery store flowers.

Take your time with your arrangements, as you would any part of staging, and you’ll find that flowers will freshen up your real estate listings for spring and beyond!

Stop Using These Buzzwords

Imagine you’re a home buyer in the Woodstock area. While searching through thousands of real estate listings trying to find the magic combination of price, location, and space, imagine how frustrating it would be if you also had to sort through a bunch of nonsense copy. As real estate professionals, it’s our job to communicate clearly with our clients. At The Premier Group, we strive to do that every day. With that in mind, let’s look at three buzzwords real estate professionals should stop using.

  • Luxury. Perhaps the most overused word in real estate copy! You’ll find this term applied to everything from tiny studio apartments in decent neighborhoods to truly luxurious homes with prices seven digits or higher. It has become a meaningless term and is frustrating to clients who just want to know what they’re getting.
  • Quaint/Cozy. More often than not, this just means “small.” Savvy buyers know that, and those who are misled will quickly learn not to trust you. To avoid this, list square footage and let clients decide what works for them–after all, one man’s “cozy” is another family’s “living on top of each other.”
  • Triple Mint. This term isn’t overused so much as it’s used incorrectly. “Mint condition” means that a previously-owned property is in good shape, almost as if it was new. “Triple mint” refers to the home itself, the kitchen, and the bathroom(s)–not to other individual rooms. Don’t confuse or frustrate buyers with incorrect usage.

Providing good customer service starts with what you’re pitching potential buyers. The last thing you want is for your real estate copy to wind up on a list like this one, especially as media-savvy younger generations enter the buying market. Put yourself in their shoes and make your real estate listings clear, concise, and meaningful!

Positive Outlook for New Home Sales in 2018!

Last year may have been a bit of a disappointing or anxious year for a lot of people, but in one industry it actually showed a lot of optimism: real estate!

The sale of newly-built single-family homes rose a little over 8% in 2017 and sales of existing homes rose as well. You may have heard that home sales fell slightly in December of 2017, which is true; but on the other hand, sales prices rose over December 2016, and there were more first-time buyers than there were in November of 2017. Together with increasing job creation and rising home equity, this indicates that positive growth will continue through 2018.

Experts are predicting a lack of inventory, so make sure you’re offering outstanding customer service to your clients, or they’ll look elsewhere. Word of mouth referrals are the most important advertising you can get! The growth of prices is expected to slow, but not stop; this could continue to push potential buyers towards renting in more expensive markets. On the other hand, the Millennial generation is growing older, and more of them will be in a position to buy instead of rent over the next year, so know your trends, make connections, and grow your customer base! Again, customer service is key.

Altogether, 2018 is looking like a positive year for real estate! Those of us at The Premier Group in metro Atlanta is looking forward to seeing what challenges and successes the rest of the year brings in the local real estate market. We hope you are too.

Enhance Your Home’s Good Vibes!

If there’s one thing everyone wants, it’s a happy and peaceful home. Big remodeling projects are a part of this, but so are smaller changes. Check out these tips from The Premier Group to enhance the good vibes in your home.

  • Light. Nothing brightens and soothes a home more than natural light. If you find your home doesn’t have enough windows, consider angling mirrors to reflect and catch the light you do have.
  • Space. Do your hallways feel claustrophobic? Try measuring how much walking space you have. In general, at least two feet of walking space between furnishings is ideal. If you just have too much stuff to make that work, try our next tip…
  • Clutter! Go through your things and decide what you actually need. Start with books, movies, games, clothes, and papers, but don’t forget to look at extra furniture (how many sofas do you use, really?) and even silverware. The fewer things you own, the fewer things you’ll have to work to keep tidy.
  • Greenery. Live plants aren’t just beautiful–the right ones will make your home smell fresh and clean, and even improve the quality of the air you and your family breathe indoors.

Creating a beautiful, peaceful space in your home isn’t just about resale value; it’s also about living your best life right now. That being said, a lovely home will be easier to sell than one that needs some extra work, so contact The Premier Group when you’re ready to put your home on the market!

Provide Better Customer Service This Year

Customer service is one of the biggest selling points when people decide to work with a company. This is especially true when dealing with stressful, emotional, time-consuming, and expensive situations like buying or selling a home. Good customer care will set your business apart from the competition and make everything more pleasant. How does your company stack up? If you or your employees could use a little bit of a refresher, check out some tips from The Premier Group.

  • Be Present. This doesn’t just mean being physically present. People realize when your agents aren’t engaging with customers, really listening, and striving to create solid professional relationships.
  • Accept Responsibility. When a situation goes south, it ultimately doesn’t matter whose fault it is. It’s your company’s responsibility to fix it! Make fixing (and preventing) problems your first priority and your customers will thank you.
  • Empower Your People. Everyone on your team should understand your policy on customer satisfaction and service, and should be empowered to offer solutions to everyday issues. Of course, bigger problems will need manager involvement, but if everyone can handle small issues, it will save your customers the hassle of waiting for someone higher up.

Guiding customers through the real estate process should be pleasant and fulfilling for everyone, and not just because you want to get good word-of-mouth referrals and repeat business. Home buyers and sellers are becoming increasingly educated, and they expect the best when working with a real estate agent. Remember: if you don’t have customers, you don’t have a business!

Top Home Trends in 2018

It’s no secret that our homes go through trends just like everything else. We’re all familiar with some, whether it’s fun things like the Pantone Color of the Year or ideas we don’t quite understand, like shelving books backwards. What home trends can we look for in 2018? The Premier Group has the scoop!

2018 Home Trends

As with many other aspects of life, the keyword in homes right now is “connected.” That’s right, integrated technology is here to stay in our homes. Savvy buyers are looking for a home that will connect with the rest of their lives through smart appliances; virtual home assistants like Google Home, Alexa, and Siri; apps for daily chores like cooking; and integrated sound systems for an immersive experience.

Check out some of the most popular home trends in 2018:

  • Energy efficiency! Smart glass and integrated thermostats help keep down energy costs, especially in homes with lots of beautiful windows.
  • Kitchens are being designed and built for utility and healthful living based on accessing fresh produce and quality ingredients.
  • Gardens as an escape from the grind of daily life. We are designing outdoor spaces for peace, quiet reflection, and even spirituality.
  • Black! It’s true: black accents are a sharp, classic neutral that can match any color palate.

Do you have questions about how to incorporate or emphasize these growing trends into your Atlanta-area home, or are you looking for a home with these qualities? Contact The Premier Group! Your agent will help you leverage your home’s potential or find the best fit for your needs.

Winterize Your Home Before It’s Too Late

We may have had a mild fall here in the metro Atlanta area, but with the recent cold snaps that’s definitely come to an end! Is your home ready, or have you neglected winterizing because it was so warm? The Premier Group is here to the rescue; check out our tips to get your home ready for winter!

  • Clean Your Gutters. Don’t let your gutters fill up with leaves and debris. Not only can that cause standing water, breeding mold, mildew, and bugs, it can cause water to gather around your home and damage your foundation. Foundation repairs caused by water damage can cost tens of thousands of dollars, depending on the severity.
  • Seal Up Leaks. Check baseboards, window sills, vents, doors, and fireplaces to make sure they’re not letting cold air in and warm air out. You’ll be more comfortable, save on heating costs, and keep pesky critters from seeking shelter in your house!
  • Program Your Thermostat. This is probably the easiest thing you’ll do! Set your thermostat to run at a comfortable temperature when you’re at home, and a more energy-efficient temperature the rest of the time, and then watch the savings add up.
  • Tidy the Lawn. Rake up leaves and dispose of them properly, stop watering, and take care of last-minute weeds so your yard can grow strong and tall in the spring, ready for landscaping projects!

If you’re ready to sell your home, don’t think you have to wait ‘till spring. Contact The Premier Group and let’s get started!

There’s No Time Like the Holidays to Sell Your Home

The holidays aren’t usually considered the best time to sell a home, but that doesn’t mean it’s impossible! Here at The Premier Group we sell homes all year round. If you’re putting yours on the market right now, you need our expertise. Check out some of our tips to make the most of this festive season as the time to sell your home.

  • First Things First. It’s always tempting to jump right into the holiday decor, but resist the urge. Clean and stage your house first! Look over holiday decorationsour staging tips, and with with your Premier Group agent to show your home in the best possible light.
  • Don’t Skip the Decor. Think of decorations as icing and the rest of your home as the cupcake. You don’t want to go overboard, but seasonal touches will give your home a warm, inviting atmosphere. Potential buyers will look around at your home and able to imagine their own families enjoying holidays together for years to come.
  • Tone it Down. Just like too much icing will overwhelm a cupcake, too many decorations will bury your home’s beauty. The rule of thumb is to use subtle, non-religious decorations, properly applied, to draw attention to the best parts of your home. This may sound tricky, but don’t panic! Your agent can help you manage this.

Staging is always about creating a welcoming atmosphere for potential buyers. What better time to do that than during the most wonderful time of the year? Contact The Premier Group today and let’s get started!

Not All 3 Bedroom, 2 Bath Homes Are Created Equal

Whether you’re a realtor or a buyer just starting to feel out the real estate market in Woodstock, you’ve probably noticed that home prices can vary drastically. But what makes a 3 bedroom, 2 bath house cost more, or less, than another?

There are quite a few factors that can affect home pricing and here at The Premier Group Real Estate Firm, we wanted to go over the most important ones with you. As a home buyer, you need to be informed. Buying a home is a major decision and likely one of the biggest purchases you’ll ever make. Have a look at these important things to consider when you’re ready to buy.

  • Condition – Even well-built homes need regular maintenance. Otherwise, time takes a toll and creates all kinds of issues, many of which are hidden. A home’s condition is a major factor when it comes to pricing. It’s important to get a professional inspection and estimate before you buy.
  • Location, Location, Location! – Location is everything in real estate. You can place the exact same home in two different neighborhoods and get drastically different prices. Everyone wants to live in an accessible area with shops and cafes, good schools, and good neighbors. All of these considerations are factored into the cost of a home, and the more of these desirable attributes you want, the more you’ll pay.
  • Area Statistics – We live in a time where everything is quantified. There are statistics for statistics about statistics, so finding out about average home prices, crime, property tax averages, etc. is as easy as a quick web search. If you can do it in five minutes, so can home sellers and realtors. These statistics also affect how a home is priced.

Buying a home, doing your research, and making sure you pay the right price can seem overwhelming, but with the help of a great real estate firm like TPG, you can make it happen.
