However, letting go and distancing yourself is exactly what you need to do in order to successfully sell your home. Below, take a look at two of the most common mistakes people make when selling their homes.

Mistake #1: Taking it personally

As mentioned above, it’s easy for your home to feel like a reflection of yourself. When your real estate agent suggests ways to improve through decorative changes or staging, or a potential buyer makes critical comments during a viewing, it may seem like they are criticizing you. Just remember, it’s not about you, it’s about the house.¬†

It’s also important to think logically when it comes to setting a price and negotiating with a buyer. One of the biggest mistakes you can make is interpreting a low offer as an insult. The buyers are not trying to provoke you, they’re trying to negotiate. Don’t let your feelings about the home blind you to reasonable offers.

Mistake #2: Being too present

Remember, as stated above, it’s not about you, it’s about the house. Selling a home requires a certain amount of de-personalization. You want your home to feel welcoming and comfortable, but it needs to be a universal sort of comfort.¬†While you may personally feel most comfortable surrounded by family photos, purple walls, and a bit of cozy clutter, that is not going to be welcoming to potential buyers and it certainly doesn’t leave them the mental space necessary to imagine themselves living there.

To sell your house for a great price, you need to let the house itself shine. Eliminate clutter, put some of your belongings in storage if necessary to make rooms feel larger, remove family photos, and decorate for mass appeal. Repainting with warm, neutral wall colors is a great choice.

You don’t want to be too physically present during showings either! Lingering at showings can spook potential buyers, making them uncomfortably self-conscious and, as discussed above, preventing them from fully envisioning themselves living there.
