Should You List Your Alpharetta Home for Sale in the Winter?

With the holidays coming up, it can be a hectic time of year to put your home on the market, and you will probably get less traffic than you would in the spring- but the potential buyers who do come through your door in the winter are likely much more serious, motivated buyers, and that can work to your advantage.

Your real estate agent can help you decide whether or not selling during the winter is a good choice for you, but if you do decide to sell, be sure to follow these important tips to sell your home.

The holidays are full of social obligations, kids’ activities, church and community events, shopping and more. Be realistic when considering whether or not you will be able to handle the work involved with showing your home in the midst of all the seasonal distractions. If you are going to sell in the winter “off season,” it’s important to commit and give it your all. If your home is on the market for longer than 90 days it can be a red flag to buyers.

Lighten up

This is the darkest part of the year, and it can make your home seem a little drab and dreary without the usual sunlight flowing in. In order to show off your home to its best effect, put brighter light bulbs in your lamps and light fixtures and keep more lights on to help make the house seem bright, cheerful, and welcoming.

Minimize your holiday decor

This one is hard for those who love to decorate for every season and holiday, but it’s important to go easy on the holiday decorations when trying to sell your home. While you may enjoy your decorations, they can make a home seem cluttered, which is never good for the buyer’s perception. You also want your home to appeal to as many potential buyers as possible, and those buyers could have a wide variety of design tastes and religious or cultural backgrounds. More importantly, how are buyers supposed to tell if they like your house if all of the architectural features are covered up?

To add some seasonal flair without turning off potential home buyers, keep in mind the best features of your home and try to accentuate them. For instance, if you have a beautiful front door, make sure that the wreath you hang draws attention to it instead of obscuring it; if you have a distinctive mantel, don’t cover it up with greenery; etc. Same goes for exterior decorations. You can draw attention to the architecture of your home with carefully hung white lights, but don’t drape your home to the roof in hundreds of flashing, blinking, lights.

Ultimately, having a great real estate agent by your side will help you navigate selling your home during the winter and make the whole process easier and more effective. Contact The Premier Group today to discuss your Alpharetta real estate needs.
